Lloyds Living acquires 610 single-family homes portfolio

- Another major stabilised portfolio acquisition for Lloyds Living
- Growth of quality single-family homes book continues
- Lloyds Living total portfolio now over 7,000 homes
Lloyds Living has completed another major acquisition: Start Living, a 610-home portfolio established through a joint venture between Gatehouse Living Group and TPG Real Estate. The new homes bring Lloyds Living’s total portfolio to a little over 7,300 properties.
The newly acquired homes, developed by leading housebuilders Countryside and Vistry span key employment and commuter locations such as West Bromwich, Nottingham, Liverpool, Grimsby, Scunthorpe and Coseley, near Bilston.
In total, Lloyds Living has added 578 single-family houses and 32 low rise apartments, with the apartments situated in Fairham, Nottingham, to its growing portfolio of high-quality properties for the private rental sector (PRS).
Over 550 of the homes are already delivered and stabilised, with the remaining properties at Fairham and Padstow due to complete in Q4 2025.
All the homes are designed to meet the needs of modern renters, with a focus on energy efficiency (homes are a minimum EPC B), community, and long-term sustainability. The portfolio includes a mix of one, two, three and four-bedroom homes, all of which have an EPC rating of ‘B’ or higher, putting them in the top 10% for energy efficiency.
Matthew Burgess, Chief Investment Officer at Lloyds Living commented:
“This new deal is another significant step in our growth journey. The secondary market for PRS portfolios is still in its infancy but is vital to the wider success of the sector by allowing a freer flow of capital and continued investment in new developments.
“The homes we have acquired provide quality living in places people want to live, work and grow their families – exactly what we offer our customers.”
The homes will continue to be managed by Ascend, one of the UK’s biggest property management companies.
Paul Stockwell, Chief Executive Officer of Gatehouse Living Group, said:
“We are proud to have partnered with TPG Real Estate in building this portfolio, and its disposal – our third overall, and second in less than a year – represents another achievement for our unique, vertically-integrated investment, asset and property management platform. Our approach has seen 5,000 homes delivered or under construction – and over £1 billion of capital deployed – and we look forward to further growth as SFR becomes an ever more important pillar of the UK’s housing mix.”
